7.1 Housing Warranty Insurance Policy
Your new home comes with a One Guarantee Structural Indemnity Policy, a copy of which will have been provided to your solicitor as part of the sale process. It is for 10 years and is designed to cover you against ‘structural defects’ in your property that were not discovered prior to completion and that would represent a significant expenditure for you to put right.
A ‘structural defect’ is a fault in the design or construction of the load bearing portions or weatherproofing of the property. Examples of load bearing portions of the property include the foundations, external and internal walls and the roof structure. Examples of the weatherproofing include the outer wall face, windows, doors and roof coverings. In the event that such a situation arises then this should be treated as a defect and reported as such.
